FF&E Plans & Schedules

FF&E Plans and Schedules in Dubai, Coordinated with Your Interior Set

Bonarch Draft documents furniture, fixtures and equipment for interior design studios, fit-out contractors and hospitality teams in Dubai: tagged FF&E layouts, item-by-item schedules and spec sheets, and Revit families, all coordinated with your interior drawings. Layout sheets run USD 85–140 per A1 sheet in AutoCAD or USD 120–210 in Revit; schedules and families are quoted on your item list.

What's in a Bonarch FF&E package

A full FF&E package is more than a furniture plan. Depending on your scope, a typical Bonarch deliverable includes:

Layouts & Tagging
  • Furniture and equipment layouts, room by room
  • A unique tag for every item, matched to the schedule
  • Loose and fixed furniture, decorative lighting, rugs, window treatments and artwork
  • Clearances and setting-out dimensions
  • Power and data points where items need them
Schedules & Spec Sheets
  • Item schedule by room and by category, with quantities
  • One spec sheet per item: image, dimensions, materials, finishes and colours
  • Manufacturer, product code and supplier, from your selections or our proposed equivalents
  • Summary by tag across all areas
  • Editable schedule your team can keep updating
  •
Revit Families & Model
  • Revit families from manufacturer data or your drawings
  • Type parameters for size, finish and tag
  • Items placed in your Revit model, ready for plans, elevations and renders
  • Family library delivered with the model

On a recent residential tower amenities project we placed 959 specification tags across 22 sheets (lighting, finishes and fixtures), each carrying the designer’s specification code.

How we Work

You send what you have: layouts, mood boards, product selections, supplier links or an existing schedule, in PDF, AutoCAD, Revit or Excel. We review it and confirm scope before production starts.

Scope & standards review: number of rooms and items, which parts you need (layouts, schedules, families), your tag system, standards and timeline.

Clear estimate: pricing, assumptions, milestones and delivery workflow before the team begins.

Production & coordination: we tag, schedule, model and coordinate, and flag open items on the drawings instead of guessing.

Delivery: PDF, DWG and Revit files, plus the schedule in an editable format, on the agreed timeline.

Timelines depend on the number of rooms and items. As a reference, our sample amenities schedule covers 8 areas, 67 tags and 260 pieces.

Software & standards

We produce FF&E layouts and families natively in Revit, with AutoCAD used where your workflow requires it. Schedules are delivered as PDF and in an editable format. All documentation follows your standards: your tag prefixes, layer conventions, naming and sheet structure, so the package fits straight into your interior set.

The coordination problems we catch

Most FF&E problems on site come from items that were never checked against the rest of the set. Bonarch’s packages are reviewed to catch and resolve:

  • Furniture that clashes with joinery, columns, doors or ceiling elements
  • Items with no power or data where they need it
  • Tags that differ between the plan, the schedule and the spec
  • Quantities that don’t match the furniture plans
  • Missing information flagged for the designer before it reaches the supplier
