How we Work

You send your finished design, or bring us in during design development and we produce the drawings and model alongside your design team.

Scope review: the authority, the set type and your consultant's requirements are confirmed before production starts.

Production: the set is prepared under your or your consultant's title block and coordinated with your structural and MEP consultants' drawings.

Submission by your consultant: your consultant reviews, stamps, signs and submits the set. We never submit to authorities ourselves.

Authority comments: we answer each comment point by point in a response letter, cloud the changes, update the revision table and reissue the set to your consultant.

Where your set goes

Your consultant submits to the authority that governs the site: Dubai Municipality for most projects in the city, DDA for free zones such as Dubai Design District, Trakhees for Jebel Ali and the ports, Dubai Civil Defence for fire and life safety, and master developers such as Nakheel and Emaar where they run their own approvals. We prepare the set to the requirements your consultant specifies for that submission.

Where we start

Most projects start from your finished design. On projects still in design, we can work alongside your design team through design development, producing the drawings and the model as the design evolves and is corrected.

Do you submit permits to the authorities?

No. We prepare the set under your or your consultant's title block. Your registered consultant reviews, stamps, signs and submits it. Bonarch never submits drawings to an authority directly.

Are you familiar with the authorities' requirements?

Yes. We know how permit sets are structured for Dubai Municipality, DDA, Trakhees and Dubai Civil Defence, and we follow the specific requirements your consultant sets for each submission.

What happens when the authority comments on the set?

We answer each comment point by point in a response letter, cloud the changes on the drawings, update the revision table and reissue the set to your consultant for resubmission.

How long does a permit or CD set take?

A small fit-out permit set takes 1 to 2 weeks, a villa permit or CD set 3 to 8 weeks, and larger projects 2 to 4 months. Authority review time is not included.

What do you start from?

Can you work to our office templates and standards?

Yes. We work inside your own templates, title blocks, naming conventions and sheet structure, so the set reads like it came from your office.

Do you deliver native files?

Yes. We deliver the native Revit model with all families embedded, the sheets in PDF and DWG, and the schedules, so your team can keep working on the set after handover.

Do you cover structural and MEP drawings?

We don't produce structural or MEP drawings. We coordinate your consultants' drawings against the architecture and run clash checks. Our core is architecture, plus interior and fit-out.
